I don’t build projections to win contracts.
I evaluate the property, location, amenities, design and positioning. I compare it against similar homes we manage, then use market data and tools like AirDNA to study relevant comps.

From there, I give owners a range from conservative to optimal.

I’d much rather under-promise and over-deliver than sell someone a number I can’t back up.

So, if you’re interviewing a management company, don’t just ask:
“What do you think my property can make?”
Ask:
“Show me what your past projections actually turned into.”
That’s the number that matters.

This 3 bedroom cabin was about to be pulled off the market when we first spoke with the owner in mid february of this year.

Generating just 29k the prior year, the numbers to hold it no longer made sense.
