Not saying you have to listen to the algorithm… but it might be onto something šŸ“²

Tucson, Arizona in the fall is pretty hard to beat. Cooler mornings, golden sunsets, patio weather, and desert hikes without the summer heat.

If a move has been on your mind, this might be your sign šŸ¤Ž

There are a lot of big decisions in life that never come with a perfect time to make them.

Moving is one of them šŸ›»

There will always be another reason to wait, another box to check, or another excuse to stay where you are.

But if living in Tucson has been on your mind for a while, maybe there’s a reason for that. ā˜€ļø

Sometimes the best decisions are the ones that help you create the lifestyle you’ve been thinking about for a while.

If you’ve ever pictured yourself calling Tucson home, I’d love to help you explore what that could look like šŸ”

Higher mortgage rates don’t tell the whole story.

According to Redfin, sellers gave buyers concessions in 44.7% of U.S. home sales in August — the highest August share in their records going back to 2020. (Redfin)

What does that actually mean for a buyer?

Sellers are increasingly willing to help with things like closing costs, repairs and even mortgage-rate buydowns. And 15.8% of sales included both a seller concession AND a price reduction. (Redfin)

Yes, mortgage rates have gone up. But seller flexibility has increased significantly too.

We’re seeing that firsthand with our clients — better deals, more negotiating leverage and sellers who are much more willing to work with buyers than they were a few years ago.

So don’t look at the interest rate alone. The better question is: What can we negotiate to make the entire deal work?

If you’ve been sitting on the sidelines, this may be a much better time to explore your options than you think.

One of my favorite quotes from Rich Dad Poor Dad is:

ā€œThe rich make decisions quickly and change their minds slowly. The poor make decisions slowly and change their minds quickly.ā€

I see a version of this all the time in real estate.

People spend months—or even years—wondering:

Can I qualify?
Is my credit good enough?
How much do I need down?
What would my payment be?
Should I wait for rates to come down?

Meanwhile, they never take the first step to actually find out.

Talking to a real estate professional or lender doesn’t mean you have to buy a house tomorrow.

It means replacing assumptions with actual information so you can make an informed decision.

You may find out you’re ready now. You may find out you need six months. You may decide buying isn’t right for you yet.

But at least you’ll know.

Everyone is waiting for rates to come down.

But what happens when they do?

More buyers can afford to enter the market. More competition. And sellers may have less reason to negotiate.

Right now, higher rates are keeping some buyers on the sidelines — and that can create opportunities for the buyers who are still in the market.

Depending on the home and the seller, we’re seeing opportunities to negotiate:

• Price reductions
• Seller-paid closing costs
• Interest-rate buydowns
• Repairs and other concessions

The lowest interest rate doesn’t always mean the best overall deal.

The better question is: When do you have the most leverage as a buyer?

I’ve heard people write off Tucson for all kinds of reasons, and most of the time they’re repeating something they read online or heard from someone who hasn’t been here in years.

The funny part is that once people actually spend some time here, their opinion usually changes pretty quickly.

Every city has its own reputation, but it rarely tells the whole story. That’s why I always tell clients to explore the neighborhoods and see what everyday life actually feels like before making up their minds.

I’d love to know... what’s the biggest misconception you’ve heard about Tucson?

Drop it in the comments, and let’s see if it’s actually true.šŸ‘‡

If I was moving into a new house tomorrow, I wouldn’t start by unpacking boxes.

There are a few things I’d want to take care of while the house is still empty because they get a whole lot harder once furniture and boxes are everywhere.

Before moving anything in, I’d:

šŸ”’ Change the locks so I know exactly who has access.

🧼 Deep clean the entire home while every corner is still easy to reach.

šŸŽØ Paint any rooms that need a refresh.

šŸ”Ø Take care of flooring updates or repairs before furniture covers everything.

🪟 Install curtains, blinds, and fixtures while the rooms are empty.

🚽 Replace toilet seats, change the HVAC filter, and check smoke detector batteries.

šŸ’¦ Find the water shut-off valve, breaker panel, and other important home systems before I actually need them.

šŸ› Schedule pest control if needed.

These are the little things that are easy to forget when you’re excited to move in, but doing them first can make those first few weeks in your new home so much smoother.

Save this for your next move, and if you’re thinking about buying a home in Tucson, I’m always happy to help you prepare for what comes next šŸ”
