Case in point… I recently spent time in an appraisal class learning about the changes and updates happening in the appraisal industry.

Why? Because what I don’t know CAN affect my clients. And that’s not something I’m willing to leave to chance.

For my sellers, understanding appraisal guidelines helps me better prepare your home for the market, recognize what improvements may impact value, and make sure we’re positioning your property appropriately from the start.

For my buyers, it means understanding what appraisers look for, recognizing potential issues BEFORE they become problems, and helping you navigate one of the most important steps between contract and closing.

And here’s the thing… just because you spent $30,000 upgrading your home doesn’t automatically mean it added $30,000 in appraised value! That’s why knowing the difference matters.

Real estate is constantly changing. Lending guidelines, contracts, appraisals, market conditions… you name it.

My job isn’t just to help you buy or sell a house. My job is to know enough about every moving part of the transaction to protect your interests, anticipate problems, and guide you through the process with confidence.

The pretty houses are just a bonus. 😉
