Maintenance Monday | Get Ahead of Summer with a Building Condition Assessment

Summer is one of the busiest times of year for commercial properties, making it the perfect time to identify potential issues before they become costly disruptions.

A building condition assessment provides a clear picture of your asset's current state, helping uncover areas of deterioration, water ingress risks, roofing concerns, coating failures, and maintenance requirements that may not be visible during day-to-day operations.

By addressing issues early, property owners and facility managers can better plan maintenance budgets, prioritise repairs, and extend the lifespan of their assets while avoiding unexpected costs during the peak summer period.

A proactive approach today can save significant time, money, and disruption tomorrow.

✅ Identify maintenance risks early
✅ Prioritise repairs and budgets
✅ Extend the life of your building assets
✅ Prepare your property for the months ahead

Delivering innovative access and rigging solutions is all about combining functionality, safety, and performance.

Our Engineering and Heights Safety team recently completed the design, engineering, and installation of a 39-metre Raptor Rail suspension system at Pullman Auckland, providing a robust and flexible solution for the suspension of LED screens within the venue.

Designed by our in-house engineering team and installed by our Heights Specialist crew, the system was configured with eight standard trolleys and eight braked trolleys, allowing for versatile rigging options and future adaptability as operational requirements evolve.

With engineering oversight throughout the design process and inspections completed during installation, the project delivered a safe, compliant, and practical solution that supports both event functionality and long-term venue performance.

Finish Friday | Kingsridge Exterior Refurbishment We’re proud to highlight the successful completion of the Kingsridge Exterior Refurbishment, delivering a durable remediation solution that improved both the performance and presentation of the building.

Kingsridge was experiencing weathertightness issues and water retention within the corbels across multiple elevations, resulting in blistering coatings and trapped water pockets. To address these defects, blistered areas were removed, Dexx bandaging was applied to the corbels, and the building elevations were recoated using Equus Chevaline Coverglaze for long-term protection and durability.

The project was completed in stages using fixed scaffold access and was delivered on time and within budget, restoring both the performance and appearance of the building.

Maintenance Monday | Plant Growth vs Building Health

🌱 Not all plant growth is good for building health.

Trees, vines, and vegetation can enhance the appearance of a property, but when left unmanaged, they can quickly become a maintenance concern.

Overgrowth can block gutters, retain moisture against building surfaces, damage roofing and waterproofing systems, and accelerate the deterioration of key building elements. What starts as a landscaping feature can eventually compromise the performance and longevity of the building envelope.

Pictured is the removal of established wisteria at the University of Auckland's Music School. Removing the overgrowth helped protect surrounding surfaces, improve drainage performance, and reduce the risk of future maintenance issues.

✅ Clear gutters
✅ Protected building surfaces
✅ Reduced moisture retention
✅ Prevented future damage

A healthy landscape and a healthy building should go hand in hand. Regular vegetation management is a simple step that helps protect your property for the long term.

📞Concerned that vegetation may be impacting your property? Contact APS on 0800 000 277 for a proactive maintenance assessment and keep your building performing at its best.

Finish Friday: Designing Safety from the Start
This week, we were pleased to host the CPD day for Architects, with a strong focus on Height Safety and the critical role it plays throughout a building’s lifecycle.

Our Height Safety Specialists shared valuable insights into why safety should be considered during the design phase, not just after construction is complete. By incorporating safe access systems and maintenance requirements early in the design process, building owners can reduce risks, improve compliance, and create safer environments for those who work at height.

The discussion also highlighted the importance of ongoing maintenance and how thoughtful design can make future inspections, repairs, and servicing more efficient and cost-effective.

At APS, we believe every successful project starts with planning for the future. From height safety systems and roof access solutions to long-term maintenance strategies, we’re committed to delivering practical, compliant, and sustainable solutions that support our clients long after project completion.

A big thank you to everyone who attended and contributed to the conversation. It’s always encouraging to see industry professionals working together to create safer buildings and better outcomes.
