This one feels bigger than any one brokerage. ๐
This evening weโre really looking forward to joining many brilliant people and businesses at the inaugural Personal Estate Agency Awards.
Weโre incredibly proud that iad UK will arrive in Birmingham shortlisted in two categories:
๐ **Best Brokerage Team**
๐ **Best Brokerage Support & Training**
Of course, weโd love to win.
But thereโs something bigger happening here that we think is worth celebrating.
These awards exist because personal estate agency, self-employment and brokerage models have become an increasingly important part of the UK property industry. More agents are choosing to build businesses around their own names, reputations and local relationships while looking for different ways to access the infrastructure and support around them.
More than 350 nominations from across the UK were submitted for these first awards.
So when we look at the other agents, teams and brokerages shortlisted alongside iad, we don't simply see competitors.
We see an industry evolving.
Our two shortlistings represent things that matter enormously to us.
Best Brokerage Team reflects the people and entrepreneurial businesses that make up iad UK and what can happen when great agents retain their individuality while becoming part of something bigger.
Best Brokerage Support & Training reflects what we put around those entrepreneurs - the mentoring, coaching, training, technology, marketing, events and community designed to help them build stronger businesses of their own.
But no single brokerage has all the answers.
There are some fantastic businesses represented at these awards, doing things differently, trying new ideas and helping demonstrate just how much choice now exists for people wanting to build a career and a business in estate agency.
That in itself is worth celebrating collectively.
Weโre proud of what we're building at iad UK.
We're proud to be shortlisted.
But we're equally looking forward to spending an evening with the agents, leaders and brokerages helping move this part of our industry forward.
Whatever names end up on the trophies, personal estate agency itself has already won something by having a stage like this.
Good luck to everyone involved ๐ฅ

Last week, iad France and iad Espaรฑa each brought their networks together for their own conventions.
On Wednesday 4th November, iad UK will host our own UNITED convention.
It's the same shared foundations, but each market is putting its own identity into the way it brings people together.
Thatโs the idea behind this weekโs ๐๐จ๐ฉ๐๐ฉ๐ ๐ผ๐๐๐ฃ๐ฉ ๐๐๐๐๐ฉ article: being part of one international network doesnโt mean everyone has to work in the same way.
For our UNITED event, that means creating something that feels distinctly UK-centric, bringing together our network of 187+ self-employed property consultants and welcoming partners such as Rex Software, Sprift - Know any property instantly, Kotini, Nodalview and Lumon.
Because a strong network should provide shared foundations and opportunities for growth without taking away what makes each agent or market unique.
One network. Different identities. Shared direction.

One network. One direction. ๐ฌ๐ง๐ซ๐ท
Sometimes the most valuable part of a convention happens outside the conference room.
Our UK team recently spent time in France for the iad Convention โ an opportunity to see whatโs happening across the wider Group, but just as importantly, to spend proper time together.
As iad UK continues to grow, those relationships matter.
Time between our UK leadership and HQ teams. Time to talk about whatโs working, where we need more support and what our agents need from us next. And time with colleagues who have already experienced many of the stages of growth that we're now going through in the UK.
Because being part of an international network isn't simply about being able to say we're in eight countries or part of a community of almost 21,000 property consultants.
The value comes from what we can learn from each other.
Our French colleagues give us a fascinating glimpse of what a more mature iad market can look like โ the scale, infrastructure, technology, opportunities and community that can develop as the network grows.
Some of that gives us ideas for this year.
Some of it makes us think about what iad UK could look like several years from now.
And alongside all of that, thereโs the simple value of spending time together as a UK team โ strengthening relationships so we communicate better, support each other better and ultimately get more out of the business for the agents we're here to support.
We came back with plenty of ideas, plenty to work on and an even clearer picture of what's possible.
France might show us a little of what could be coming. But it's up to all of us to build the UK version. ๐ฌ๐ง
You canโt control the market. You can control how you respond to it.
But that starts with understanding whatโs changing โ in your buyers, your business and your own thinking.
๐๏ธ Hereโs the trailer for the first episode of The Estate Agent Shift, hosted by Lee OโBrien.
Weโre talking about resilience in self-employed estate agency and the shifts in buyer attitudes shaping the current market.
Working for yourself brings freedom. It also means finding your way through uncertainty, setbacks and the days when effort doesnโt immediately turn into results.
Meanwhile, buyers are making their own decisions. Understanding what matters to them, what makes them hesitate and how their expectations are changing is central to helping them move forward.
Thatโs the conversation we want to have: honest experiences and useful perspectives from an industry that keeps evolving.

THAMES VALLEY BUSINESS EXPO - a brilliant day for conversations ๐
What happens when you take the iad opportunity outside the traditional estate agency bubble?
That was one of the reasons we wanted to be at the Thames Valley Business Expo.
We spent the day talking to business owners, entrepreneurs and ambitious people from across the region - many of whom hadn't necessarily considered property or estate agency as the place to build their next business.
And those are exactly the conversations we want to have.
Because the skills that make someone successful with iad aren't exclusive to estate agency.
Building relationships. Winning trust. Understanding customers. Creating a personal brand. Generating opportunities and being prepared to put the work into something that's yours.
For the right person, those skills can translate incredibly well into building a self-employed property business.
Our job is to put the infrastructure around that ambition - training, technology, marketing, mentoring and the support of a growing UK network, backed by almost 21,000 property consultants internationally.
A huge thank you to everyone who stopped at the iad UK stand, asked questions, challenged us and wanted to understand how the model works.
Some came over knowing exactly who we were.
Others simply wanted to know "What is iad?โ
And we love both conversations.
Because growing iad UK isn't just about talking to estate agents looking for something different.
It's also about introducing a completely different group of entrepreneurs to an industry and an opportunity they might never previously have considered.
Great businesses often start with a conversation.
We had plenty of them at the Thames Valley Business Expo. Now we're looking forward to seeing where some of them lead.
