Why do so many landlords choose to borrow, even when they could buy outright?

The answer is leverage. When you take out a buy-to-let mortgage, you put in a deposit and the lender provides the rest. But any increase in the property’s value belongs to you, including the growth on the portion the bank paid for.

Here’s a simple example. Buy a £200,000 property with cash and a 10% rise gives you a 10% return. Buy the same property with a £50,000 deposit and a 75% mortgage, and that same £20,000 gain is a 40% return on your money.

Of course, there’s interest, costs and tax to consider, and borrowing increases your exposure if values fall. That’s why it pays to run the numbers properly.
