It's the number that stops more people from even starting. And it isn't the number.

Plenty of lenders work with 5% deposits. What changes as your deposit grows isn't whether you can buy, it's the terms you're likely to be offered.

Lenders price in bands, based on loan to value:

- 95% LTV = 5% deposit
- 90% LTV = 10% deposit
- 85% LTV = 15% deposit
- ...and so on

Crossing into a new band usually opens up better pricing. Which makes "should I just save for longer?" a real question with a real answer, and the answer depends on how close you are to the next band, what's happening to prices where you're buying, and what you're handing a landlord every month while you wait.

Sometimes waiting wins. Sometimes it quietly costs you. It's worth knowing which one you're doing.

And the part nobody puts on a poster, the deposit isn't the only money you need. Budget for:

- Solicitor's fees
- Survey and valuation costs
- LBTT (Scotland's version of stamp duty — there's first-time buyer relief, so check what applies at your price)
- Moving costs
- All the things renting quietly hid from you, because you've never had to own a lawnmower

If the 20% figure has been sitting there stopping you, come and find out what's actually true in your situation. We'd rather tell you honestly than have you wait another two years for no reason.

Send us a message.

Buildings insurance is compulsory. Your lender insists on it. Nobody argues about it. 🗣️

So we all insure the bricks.

And a lot of us stop there, which is a strange place to stop, because the house isn't what pays the mortgage every month. You are.

The three worth understanding, in plain English:

- Life cover pays out if you die during the term of the policy. Often set up to clear the mortgage, so the people you leave behind keep the home.
- Critical illness cover pays out if you're diagnosed with one of the specific conditions listed in your policy. Not every illness is covered, and the definitions genuinely matter, which is why the wording deserves reading properly rather than skimming.
- Income protection pays you a monthly amount if you can't work due to illness or injury. It's the one most people have never been offered. It's often the one that's most relevant to how a normal life actually goes wrong.

None of it is exciting to think about. All of it is the reason someone keeps their home in the worst year of their life.

What's right for you depends on your circumstances, your health, your budget and what you'd actually need. Cover is subject to eligibility, underwriting and the terms and exclusions of the policy; so this is a conversation, not a checkout.

Worth fifteen minutes. Message us and we'll walk you through it without the jargon.

✅ Same person. Same business. Same set of accounts.
🤨 Two lenders, two different numbers.

That isn't abnormal. That's just how self-employed lending works, and almost nobody explains it to you before you're sitting in front of a no.

Here's what's actually going on 👇

Lenders assess self-employed income differently depending on how you're set up, and their rules aren't the same as each other's:

- Sole trader, usually net profit
- Partnership, usually your share of net profit
- Limited company director, commonly salary plus dividends. Though some lenders will use salary plus your share of retained profit instead, which can look very different on exactly the same accounts

Then there's the evidence side. Most lenders want two years of accounts or SA302s. Some will consider one. Some weight your most recent year more heavily, others average across years, and if your latest year was your strongest, that difference is not small.

So being turned down isn't a verdict on you or your business. It's one lender's criteria, applied once, by one set of rules.

That's the entire argument for whole of market. We're not hunting a better rate for the sake of it, we're looking for the lender whose rules actually fit how you earn.

Self-employed and wondering where you'd stand? Send us a message. No pressure, no jargon, just a straight answer.

Then you're already inside the window. And most people don't know the window exists. ⏰

With most lenders you can secure a new deal up to six months before your current one ends. Not commit to it. Secure it. Many lenders will still let you move to something better if it appears before your start date, though that varies, so it's worth checking with yours.

Here's the bit that costs people money: doing nothing isn't staying still.

When your fixed deal ends, you don't stay on it. You roll onto the lender's standard variable rate, which is usually a lot more expensive than a fixed or tracker deal, and it can move.

You've got three routes:

- Product transfer: Stay with your current lender, new deal, less paperwork
- Remortgage: Move to a different lender entirely
- Do nothing: SVR

Route one is the easiest. That doesn't make it the best. Your bank can only ever offer you your bank's deals. We're whole of market, so we compare across lenders and tell you honestly if your existing lender is already the right answer. Sometimes it is.

What's right depends on your circumstances, your property, your plans and lender criteria, which is exactly why it's a conversation and not a calculator.

If your deal ends before Christmas, message us. It costs you nothing to find out where you stand.

Every year it's the same. ⏳

The holidays end, the school run starts back, and suddenly the house feels smaller than it did in June.

So people start looking. Viewings on Saturday, Rightmove at 11pm.

And that's usually where it goes sideways - because looking is the second step, not the first.

The order that actually works:

1. Find out what a lender will actually let you borrow (not what an online calculator guesses)
2. Get an Agreement in Principle
3. Then start viewing
4. Offer, survey, solicitors, mortgage offer, completion

An AIP does two jobs. It tells you your real budget, so you're not falling in love with something that was never yours. And it tells the selling agent you're serious - which in a busy autumn market matters more than most people realise.

Timescales vary a lot, and nobody can promise you a date. But if being in your next place before Christmas actually matters to you, the conversation happens now. Not in October.

Send us a message and we'll tell you what your genuine next step is.

Many first-time buyers looked at LIFT, found applications closed, and moved on.

It's open again for 2026/27.

How LIFT Open Market Shared Equity works:

The Scottish Government contributes 10-40% towards a home you choose on the open market, based on the lower of the valuation or purchase price. You fund the rest with your deposit and a mortgage. You pay no rent or interest on their share. When you sell, the same percentage goes back. You can also buy more of your share over time.

Worth knowing:

- Price thresholds have increased. If the cap for your area ruled you out before, that may have changed.
- Free to apply, no obligation to buy. Approval gives you 12 weeks to find a property.
- Settlement must complete by 31 March 2027.

Who it's for:

First-time buyers, plus priority groups - social renters (council or housing association; mid-market rent doesn't count), people with a disability in housing need, armed forces, veterans who left in the past two years, and bereaved partners of service personnel. Over 60s in housing need can apply without a mortgage.

You must genuinely be unable to afford the property without it, and not own another at purchase.

A second option: the First Homes Fund, opened in June, offers £10,000 towards a deposit on a property up to £300,000.

You can use one or the other, not both. The question isn't which to apply for first, it's which suits what you're buying.

We'll compare both against your situation, tell you which fits, and sort the Agreement in Principle you'll need to apply. Only 13 lenders currently offer mortgages on LIFT.

Whole of market, advisers across Scotland. Book a consultation and we'll talk it through.

Your home may be repossessed if you do not keep up repayments on your mortgage. Eligibility criteria apply to both schemes and are subject to budget availability. Calluna Financial does not administer LIFT or the First Homes Fund, applications are made through Link Group on behalf of the Scottish Government.
