A Defects Liability Period (DLP) is one of the most important clauses in any turnkey construction contract. It protects the client while also giving the contractor a clear process for rectifying genuine defects.
A typical clause could read:
Defects Liability Period
The Contractor shall remain responsible for correcting any defects in workmanship or materials that become apparent within 12 months from the date of Practical Completion and handover of the project. The Employer shall notify the Contractor in writing of any defects discovered during this period. The Contractor shall rectify such defects within a reasonable time, at no additional cost to the Employer, provided the defects are not caused by misuse, neglect, unauthorized alterations, normal wear and tear, natural disasters, or lack of maintenance.
Why it is important
* Gives the client confidence in the quality of the work.
* Encourages the contractor to maintain high construction standards.
* Clearly defines responsibility after handover.
* Reduces disputes over post-completion issues.
For residential projects, a 6- to 12-month defects liability period is common. For larger commercial projects, 12 months is generally the standard.

Upcoming contractors: before quoting for a turnkey project establish this:
-whether there is a hardware in the area
-prices for a brick (that alone will give u an estimate of how much cement is and other materials)
-if the site is cleared
-if there is water
-distance to the site from where you live

The following week drove to Shakawe, paid for materials, ke ha bare transport ya materials to Beetsha is 8000Pulas, asked them e le gore how far is it ke ha bare its more than 100km after bridge legone mo gravel. I paid then ke ha kere let me go and see the site. Modimo wame😩😩😩 I only drove up to sekondomboro koloi ke okare e ka somoga dithaere. Went back to maun, and start arranging for logistics tsa go isa other materials, guys gues what: sengwe le sengwe se rekiwa ko shakawe and fa o reka concrete ka 2800 mo shakawe they charge u 5000 wa transport. Project failed bagarona. Clients nako ngwe le tsone Ga Dina nnete 🫣🫣🫣

Almost 90% if not 100% of companies tse Di dirang turnkey have pending projects tse dingwe they go from as far as 4years ago. And mind you this is not because ba ja Madi or anything. Nna tota from my 12years of construction business I have learnt gore Rona Batswana we operate business setswana hela. We do not hire/engage relevant players in business
For example to run a proper construction company you have to hire an architect ,quantity surveyor and accountant. Those are major players. Architect and quantity surveyor can be part time employees and accountant Ene a le permanent cause tota each project e tshwanetse go lebagana le Madi a yone
Most of ths companies just price cause BA lebile gore Groco charges 180k turnkey ya batchelor pad then bone tlabo BA re 170k cause BA batla Di clients GA BA lebelle Di logistics, area of houses etc. le Lona Batswana a ko le nne le duela Di company after BA le agela batho BA modimo, failing to pay someone 10k after a go agela go kgona go diga business ya gagwe cause gongwe he needs than 10k go tsenya plumbing somewhere else a kgone go dira 20k a dire project e ngwe gape. To everyone who wants to start turnkey project make sure you have those 3players in your team. The rest ke bonus.
