3 things about the 5% Deposit Scheme most first home buyers still get wrong.
The rules changed this year, and a lot of what people think they know about it is already out of date.
1. A 5% deposit. No LMI. The scheme guarantees the remaining 15% to your lender, so eligible buyers skip Lenders Mortgage Insurance... one of the biggest costs in a purchase.
2. No income caps. No waiting list. It’s open to every eligible first home buyer, whatever you earn, with unlimited places and no queue to get in.
3. Higher price caps than most people think. Up to $1M on the Gold Coast, Brisbane and the Sunshine Coast. $700k everywhere else in Queensland.
Eligibility still comes down to your deposit, your income and the property you’re after.

Buying a property can feel overwhelming. Monique put it better than I could.
When delays were outside her control, the job was to keep her informed and keep things calm. Reviews like this are why I do this work.
Thank you Monique!

Thought about switching lenders... and did nothing? You’re not alone.
1 in 5 borrowers have thought about it but haven’t acted (Finder survey of 302 Australians with a mortgage, August 2026).
Here’s why it’s worth a second look. On a $500,000 loan over 30 years, a 0.50% rate gap is worth more than $55,000 in repayments (illustration only).
But switching isn’t always the answer. Ask these first:
1. What will it cost me to switch?
2. Does my loan start a new 30 years?
3. Will I lose features I use, like an offset?
4. What will the new lender think my home is worth?

You don’t have to use a credit card for it to cost you.
When you apply for a loan, lenders look at your limit, not your balance. That means a card sitting at zero can still reduce what you can borrow.
If you have cards you don’t use, it’s worth sorting them out before you apply, not after.
How many unused cards do you have?
Comment BORROW and I’ll show you how lenders see your numbers.

$100 a week. That’s all. 👀
On a $600k loan, putting an extra $100 a week into your offset could mean $218,681 less interest over the life of the loan, and the option to clear it 7 years early.
You’re not paying more off your loan. The money stays yours and you can access it anytime. It just sits in the offset instead of a savings account, and every dollar there reduces the interest you’re charged.
Not sure if your loan has an offset, or whether it’s set up properly?

RBA raises the cash rate to 4.60%. The highest since October 2011.
The board lifted the cash rate 0.25% today, pointing to inflation coming in stronger than expected and higher global energy prices. It said it would raise further if needed to return inflation to target.
On a $600,000 loan with 25 years remaining, a rise that size adds roughly $93 a month. The figure depends on your balance, rate and term.
Lender letters usually follow within a week or two. Most are filed without a second look. A rate that was competitive two years ago may not be competitive now.
That makes this a reasonable moment to review the rate you actually pay, rather than the one in the headline.

Beccy pays off her loan 12 years faster. Be like Beccy. 🥂
Same loan. Same rate. Same $250 a week.
The only difference? Bec’s money sits in a savings account. Beccy’s sits in an offset.
$442,834 less interest... and her money is still accessible the whole way through.

I’m a Finance Broker - Most people don’t realise an open credit card can quietly cost them a house.
Lenders don’t assess what you owe. They assess what you *could* owe.
$0 balance, paid off every month, perfect history - doesn’t matter.
The bank sees the $30,000 limit, assumes you could max it tomorrow, and builds a repayment into your servicing based on that.
A $30,000 limit can cut your borrowing power by up to $140,000.
The fix is usually simple: reduce the limit or close the card before you apply.
