Every project we furnish is different, and that is a deliberate choice.

It means some projects take longer, especially when we are fitting out an entire new building like The Canopy by Gamuda Land. But it also means every client gets something built around their space, their needs and their budget, rather than something lifted off a shelf.

Most furniture packages are sold off a single photo. One styled room, one look, and you are meant to picture yourself in it.

That has never matched reality. If 3 people bought the exact same apartment layout, on the same floor, in the same building - it’s very unlikely all 3 will have the same budget, lifestyle or taste in styling.

As the exclusive furnishing partner at The Canopy, we have watched that play out across the whole building as owners have settled throughout August. Same floor plans, but very different results.

Whether it is one apartment or sixty, every space gets styled on its own terms and that’s something we will always stick to.

One of our team once said they couldn't be creative on demand. It took us a while to actually get it.

Early on, the expectation was that everyone would move at the same pace - generate ideas quickly, adjust just as fast. That works for some people, always chasing something new, never quite satisfied with the first version of anything.
Not everyone works that way. Some people need space before good ideas show up. Others need a quiet afternoon, not a deadline breathing down their neck.

Once we stopped treating that as a productivity problem, the work actually got better. People stopped performing creativity for our benefit and started going above and beyond the brief, solving problems with tailored solutions. Watching our team grow and flourish individually has been one of the best parts of building this business.

We still catch ourselves wanting things faster than they need to happen. The trick is noticing it before it becomes everyone else's problem too.

Something we've been working towards for a while is finally close.

We're furnishing apartments at Gamuda Land Australia Canopy project in South Melbourne, for owners and investors, long term and short term rental. We're proud to be the exclusive supplier appointed by the developer for this one. Genuinely one of the nicer buildings we've worked on, and we've already got showrooms styled ahead of settlement.

Once it settles, we're opening the showroom up properly. More details soon, so stay tuned.

Projects like this show exactly why we love this industry - the same building, same address, but every owner walking in with a completely different goal. Some are searching for a home, others are looking for an investment. Our job is to make both work in the same space, for an array of different customers. We're excited to be furnishing apartments both for owners moving in and for investors renting them out long term or short term.

A client called us this year after five years of silence.

We'd worked together right before Covid. Then everything shut down, priorities changed, and like a lot of relationships back then, we lost touch.

Turns out they never forgot about us. They tried someone else in the meantime - design that missed the brief, furniture that didn't suit the space, service that fell short.

But they kept seeing us show up. Project posts. Behind the scenes. The odd lesson learned the hard way.

When the next project came along, they came back. Their words: "you must be doing something right if you're still around after five years."

That project is a boutique hotel in the heart of Melbourne CBD. Six units, two at a time. Tight layout, strict accessibility requirements, high design expectations from day one. Every unit had to feel considered on its own, but all six needed to sit under one shared design language.

Two units are finished. Two more land in a fortnight, photos included.

This one says a lot about what we value at MORC: showing up consistently, even when you can't see who's watching.

Five years is a long time to stay top of mind. Proud we did.

We get told all the time that furnishing a rental is a waste of money.

Some believe it works against you, that tenants don't want to move into a place that's already set up. It's a common assumption, and one we hear constantly.
Here's what we see instead. Across new builds and older buildings, in the right suburbs, furnished properties are renting for 30 to 40 per cent more than the same place unfurnished.

Tenants aren't put off by it - most are asking for it. They want to move in and get on with life, not spend a weekend assembling flat packs and waiting on deliveries.
It's why the build to rent market is such a mature industry overseas, and why Australia is starting to catch up. Good furnishing paired with good property management isn't a cost. It's a lever.

It’s worth a proper look if you're sitting on an unfurnished investment right now.

We see this cycle play out more often than people realise.

What do you do with an older investment property, in an industry obsessed with new builds?

Here's the pattern: an older investment property starts struggling to rent. A few years in, it's showing wear and tear. The owner drops the price to get someone in the door. Cheaper rent usually means less care from a tenant, which leads to even more wear over time.

Then it's time to sell, and the place is worn out. Value's dropped. Buyers see the wear, not the potential. So it sits - the property becomes hard to rent and hard to sell.

Most owners and investors don't realise this cycle can be broken with a bit of effort. A round of good furnishing, some touch ups, sometimes a small reno, and you can kick start a healthier cycle. Better presentation attracts better tenants. Better tenants look after the property. Well looked after properties hold their value when it's time to sell.

The worst thing you can do with an investment property is leave it sitting there doing nothing.

A small investment of time and money pays back in dividends - it's some of the most satisfying work we do at MORC, turning tired properties around for owners and investors.

We recently sat down with a property investor whose net yield hadn't moved in three years.

They had good assets in great locations, paired with a knowledgeable property manager - on paper, it was a solid portfolio.

When we went through it together in closer detail, the properties were being managed fine, but they'd never been looked at from a performance angle. The furnishing and presentation felt outdated, and the gap between what those apartments were earning versus a well-presented equivalent in the same building had been quietly growing for years without anyone flagging it.

This isn't unusual. Most investors spend enormous energy on the acquisition: researching, negotiating, structuring the deal correctly. And then almost no energy on what happens after settlement.

What you do with a property after you own it, the furnishing, the design, the presentation, is what determines whether it earns what it should. And the gap between a flat yield and a strong one is almost always smaller than people expect once you actually look at it.

The best proposals we send out today look nothing like the ones from ten years ago.

Early on, our proposals were essentially a showcase of everything MORC could do. Portfolio, process, capability. We were focused on proving our credibility, which made sense at the time.

What we've learned since is that nobody reads a proposal to find out about the business pitching them, they read it to find out whether that business understands their problem.

Developers and investors want to know we've actually thought about their project, from the timeline, the commercial pressures down to the specific brief and future customers. The capability matters, but it shouldn't lead, instead it’s about nailing what the client really needs from the specific project.

It's a simple shift in approach, but it changes the entire dynamic of the conversation. And it's reflected in how we work with clients from the very first interaction. Some of the most important relationships we've built at MORC started with a proposal that led with their brief, not ours.
