At Sketch, we've built a team of specialists.

Designers. Documenters. Planners. Interior designers. Each one focused purely on their part of your project.

More from Caulfield North, a collection of residences built around quiet luxury and everyday livability.

Nothing here is loud. It's the layered materials, the restrained detailing, the way light moves through each space, small decisions that add up. A true collaboration from concept to completion.

Meet the planning department at Sketch.

Having town planning in house means council approvals, permits and project timelines are managed under one roof, not outsourced. It's part of how we keep projects moving from concept to completion.

Marlene and Cemal handle every council application from start to finish.

Have you ever seen a handrail run floor to ceiling?

This one does. Rather than stopping where you'd expect, it carries straight through, turning a stair rail into a full-height gesture that anchors the whole space.

Mount Waverley, nearing completion.

More to come as this one wraps 🏠

A staircase is never just a way to get upstairs.

It's one of the few pieces of architecture you touch, move through and see every single day. Get the proportions, materials and light right, and it becomes a moment in the home - not an afterthought bolted in once the layout's decided.

We think about stairs early. Where they fall in the plan, how they catch natural light, what they're made from, how they feel underfoot. The best ones do double duty: moving people through a home while quietly shaping how the whole space feels.

A few from recent projects, swipe through.

Every home starts here.

Timber, stone, textiles, finishes - the raw language of a project before a single wall goes up. Our material library is where decisions get made early, tested against light, texture and how a space will actually be lived in.

Starting interiors early isn't a nice-to-have. It's how a project stays cohesive from first sketch to final fit-out - every material talking to the next, nothing feeling bolted on.

Curves where you'd expect corners.

Set on a generous west-facing site on a leafy Caulfield North street, this single-storey home reimagines what family living can look like. Bronze detailing, a sculpted brick screen for privacy and depth, and curves that soften every line, the result is warm, considered, and distinctly sophisticated.

This is what happens when design gets the time it deserves.

Your property has a zone. It may also have overlays. These are not the same thing.

Overlays add planning requirements on top of the base zone. They control what you can build, what you can remove, and what materials you can use. One site can carry several at once.
